I was checking the web for green ski resorts and a list of top 10 shows on the screen.The surprise was that none of them was in New York. Why?
It happens to be that New York has the best energy related incentives and now a Governor that is serious about economic development, green infrastructure, energy conservation. The Utility companies want to give grants to make energy efficiency investment on old technology at these facilities.
We are fortunate to be able to help one ski resort in finger lakes to get 70% of their cost to install energy efficient snow guns offered as grant from the power company. Other greem measure are planned to save water, recycle waste and make the facility Energy Independent over the 5-10 years.
Leaders supporting such Sustainable green measures are expected to help them achieve these goals.

Green Energy Tax Credits ending Tonight. Future?

People who are interested in generating Green power are promised a 30% tax credit on project cost as long as project began in 2011. Many Farms, businesses and institutions are signing contracts before the end of this year to lock in the tax credits. The amount of this incentive could be very large. For example a farmer building the digester and bio gas energy generation system at 2.5 million dollar cost could be entitled to $750,000 tax credit. If other grant incentives are available then 50% of the cost may be covered from State energy and USDA grants.

These projects become feasible if lending institutions or Economic Development loans are available to pay for upfront costs and make the project a smart investment for the Farmer.

Losing the 30% tax starting next year is a big setback to the sustainability and Green programs. Please let the politicians know that extending these credits is a critical investment in America's future.

In the past, America has dumped Billions of Dollars in Foreign wars on weapons and human capital. This must end with the new energy independence war that invests money in America to help American businesses.In the end the oil is replaced with local green power,local jobs are retained and environment is protected. Win-Win is much better than wasting money on protecting the enemy interests because we buy oil from them.

Let us hope that the new Government in 2012 would make smart move and embark on the war for energy independence. By July 4th,2020 we could be free from importing oil.

Dairy Farmers Need Help to Produce Green Power

Participated in a seminar last week where farmers were informed about new EPA Air Quality regulations.The potential impact on these business could be very serious and most expressed their fear of losing the business.Greenhouse gas emmissions caused by Methane is the target issue.
Common question was how can the Federal government do this? Farming has been generational family business and now this law can put them out of business.This naturally produced gas by Animal digestive process or manure digestion is both a problem and a resource. It is not practical to control emmissions from cows but manure is proven to be a valuable resource to produce biogas and green power. The farms now need long term low interest financing to build the necessary digestion and power generation system. When EPA comes with Air Emmission standards it should accompany funding from USDA to help them build what can help solve the problem. A Green revolving loan tax free Bond fund is essential to keep these hard working family and businesses retain jobs in America. Our economy is too weak to kill it with new regulation but no funding to help solve the problem. The States with large dairy farms should take action now to deal with Fedral EPA regulations.
Our leaders should be made aware of thes issues in New York State.

Tax Incentives for Biofuels from Organic Wastes

There are existing federal incentives for renewable fuels such as Ethanol made from Corn, food waste, Waste oil and Grease and other biomass as defined by EPA. Ethanol or bio diesel made from waste is certainly better than making it from consumer farm products such as Corn and Soybean. It is a good idea to provide federal and State incentives for making such liquid auto fuels that can replace conventional non renewable fuels such as Gasoline and Diesel fuel.

Considering the ample supply of natural gas and potential to extract large volumes from deep wells, the economic value of bio gas would stay flat and does not provide sufficient incentive for construction of farm digesters. The Dairy farms need to deal with environmental issues related to disposal of cow manure.Technology exists to clean the Bio gas and compress it to produce BIO-CNG that can fuel the farm vehicles and other public vehicles. It is time to extend the renewable fuel standards and allow the production of BIO-CNG with similar tax credit as the Bio diesel or Ethanol from Biomass.
We need all possible sources of auto fuels made from wastes to help solve the energy and environmental problems and be energy independent.

Is solar power good for people living in cold climate such as Rochester NY?
While we get snow and have long winters, the silicon chips like it and make more power. In hot climate like Texas they work less efficient. So it is merely a question of cost and use of available tax credits to make it worthwhile in our climate. Who is taking advantage of the current incentives?

A Buffalo based Solar PV installer has come up with a creative 15 years lease solution for non profit organizations. Their plan offers a 15 years lease where they install a 25KW system worth $100,000 at no upfront cost to non profit organization. The non profit will just pay a monthly fee of $100.00, while using the green power produced on site with value of over $200 per month.

Therefore, the facility saves over $100 per month right from the beginning with no capital investment required upfront. Great example of Win-Win. Public non profit gets 25KW PV system and energy savings for long term. Private company gets tax credits and grant incentives to cover their risk and creates new business for them. This program is only available until end of this year. Let us hope the federal Govt extends the tax credit program so many organizations can take advanatge of such partnerships.

We need more Green power generation supported by incentives. It is worth it for a sustainable future.

Communities seek Economic Development Now. How?

Energy costs continue to rise and debts faced by communities are at all time high. How to stimulate the economy? Create jobs?
What we need is a long term strategy to deal with this issue. Energy Independence by conserving and generating energy offers a solution.
In past, America has invested Trillions on defending oil in middle east and other countries. As the soldiers come home, they can be trained to work on new Green economy to produce new products. The money spent on arms and funding the wars can now be invested in new innovative green products.
It is time we produce the next generation solar, wind and other conservation products in America and reduce our energy demand. The money saved from not importing foreign oil can be invested in local economy and help us develop our own infrastructure. It is time we invest in America and put our soldiers and resident fight the Energy War and become free.

Energize America by investing pension funds in energy retrofits

The economy waits for new jobs and new investments. American communities see the old infrastructure deteriorate and inefficient old buildings and plants waste valuable energy. Interest rates are so low that most pension funds see very low rates of return.So what does this scenario tell us? Why not invest and get the old buildings and plants fixed NOW and achieve economic development and create jobs.

In coming weeks Past president Clinton is gathering the public private leaders under his Global Initiative. It was mentioned that Nation's large Union pension funds may be investing in installation of energy retrofits for conservation and Green power generation. This will create jobs and save energy for ever. Saved money can be used to buy products and create demand. The return on pension funds would be assured and better than their current returns. Government and Unions can loan the money so it all comes back to them. The savings in energy will enable the payback of the loan. All the old buildings and plants become efficient user of energy.

Sounds a simple and low risk plan. So what are we waiting for?

Message from my Grandson's Go Green photo

My son sent me a photo of our Grandson wearing a white shirt with " GO GREEN" message on the chest. It is a very cute photo with a very important message.
So what does it mean?
Is he telling us that in next 15- 20 years (as he grows) the world's environment would change significantly. Last two years events of extreme weather events are giving us some hints.
Is he asking us what have we done about dealing with Climate change? and what kind of world his Grandfathers generation is leaving for him?
The interpretation is really in our hands but demands action and not just talk. Hope that we will not disappoint him and his generation and leave for them a world full of possibilities and not despair.
The dream come true may include him living in " Net Zero" community, driving a Hydrogen car that exhausts water. Every home making power and recovering natural energy. Locally grown healthy food consumed that uses organic fertilizer made from food waste. Solar powered bikes that people use instead of cars for local commute.Harvested rain water reducing our water demand. Coal & Oil forgotten as fuel sources. Future generation may wonder how we got hooked to polluted fuels and sent Billion of Dollars outside the country rather than investing at home.
I can only pray that sanity prevails and politics allows common sense solutions to be implemented, as my Grandson grows to become an active participant of Green economy.

Follow Europe or Lead the World for Energy Independence?

The reality is that in alternative energy market, Europe has great examples of how to develop green energy projects to reduce their dependence on oil. August 2011 issue of Biocycle magazine featured a Village in Germany that is " Energy Independent". This Village implemented Green energy projects and used the revenues to fund their other infrastrucure needs.
With dire economic conditions and poor job environment,America has the opportunity to invest into the Alternative Green energy markets and enable the consumers to become power producers to meet their own needs. It will inspire innovation in Green Technology field and help us lead the world with new solutions.
The interest rates are lowest and offer perfect timing to offer ZERO interest 30 Year mortgage loans on power generating systems. This is not taking in more debt for the nation, it is investing the money which will be paid back by the borrower.
Let us hope the President and Congress presents practical programs next week that can directly help reduce energy costs and build a new infrastructure.

Spend and keeping our money locally is Green!

The current economic conditions, lack of jobs and National debt crisis has devastated the financial markets last week and raised the fear of recession.
What can we do locally? How do we help the country? We have the power to change!

Start by taking action at home, and helping the local economy would be the easy place to begin. Support the local farm businesses by purchasing fresh produce grown in our community.Communities can collaborate with large dairies and share the benefit of green bio gas power to make electricity and CNG for vehicles. Take advantage of conservation and Green power generation incentives to produce your own power and invest the saved money in local community.

Look for American made labels and be willing to pay a little more so the jobs stay in America. Consumer has tremendous power so buying the products that our local companies make should be a priority. The cash flow going out of the country must be slowed down to help us deal with paying off the National debt.

Let us do what is the right thing to do. What are we waiting for ?

Energy Independence Dream is achievable in New York

Energy policy and incentives govern how the consumers can deal with this very important issue.When energy costs keeps going up, the consumer may feel helpless and worried about the future. New York has high taxes and has seen people and industry leave for lower cost locations. It is good to see the new policy that empowers the customer and makes it possible for the consumer to reduce the consumption with grants and incentives. Similalry with the new remote net metering law, the consumer can prodcue green power at remote location and count this energy production against other places of energy use. It is time to plan the strategy about how to reduce consumption and then make green power so over 5-10 years one can become energy independent.What an opportunity!!! What are we waiting for?

Help the Farmers - "Carrots are better than Stick"

I read a report from Sierra club addressing the environmental issues in Finger Lakes area. They stated that larger farms called CAFO's raise thousands of animals and contain huge amounts of manure stored in lagoons.Conventional approach to address potential issue of pollution is to hire more Government employees to monitor these farms and fine them for violations.
What could be a Greener approach that can provide better results?
These farms are agribusinesses that create jobs and help local economy. Why not ask the existing government agencies to work together and help them implement renewable energy generation system that can convert manure waste into bio-gas and power generation. For example in New York State- the Empire State development and County Industrial Development Agencies could work with Environmental Facilities Corporation(EFC) and seek the Revolving loan funds for Anaerobic Digester project implementation.The loan gets repaid from the savings in energy costs and waste gets treated so it does not smell or cause pollution. This would be the carrot approach.

New York has passed some good laws in June that give us an indication of better times ahead.

Hydrofracking versus Biogas Power

In New York this weekend, The State released the report from NYSDEC allowing hydrofracking in some areas of the shale deposits at over 2000 ft below ground. The Oil and Gas industry plans to capture the natural gas and serve our energy needs for centuries. The promise of economic development is attractive to businesses and local communities.
While we look for energy solutions deep in the ground, a perfectly natural energy solution is waiting on the ground to get the attention of public officials. This solution is based on biogas which is equal to 60% natural gas and is sustainable forever, as long as we have cows and organic good waste to feed the anaerobic digesters.
All Gas wells deep in the ground, will run out of gas some day and leave an abandoned mark on the ground. Our Farms serve our local communities and their economic survival is based on economic value. Building anaerobic digesters and producing biogas based energy will solve odor and environmental problems while giving them their own energy and cash savings.
So let us focus on manure and organic waste energy and first convert it to serve us without any oil and gas company involvement. A consumer can now make their own energy and be the producer. This will be true energy independence!
The dream is worth investing our resources in it. Better days are ahead.

Colloborate to seek energy independence

Our energy problems are common but there is lack of initiative to seek the solutions together. Why? We are used to each individual finding their own solutions.
Communities are facing tough economic issues and need to work with private businesses and help them find savings in operating costs. Many programs have been started in New York state that can help reduce energy consumption and incentives are available to make green power. It is time for Government and Industry to work together and strengthen each other. This is what our Leaders should focus on and not just talk about limitation of resources.
On this July 4th weekend, we are happy to be working with three small NY communities who have made serious commitment to be energy independent and start planning their strategy to achieve these goals.

Memorial Day Tribute - what is the Price of Independence?

This year Memorial Day comes among Unrest in many places as wars take place to gain land or right to live FREE. People in many countries live in fear and small minority of people impose their rules using force.

Americans carry the message of freedom through selfless action and Deeds, as our young men fight so others could experience how people could shape their own future as democratic nation. We are in some places to prove that our way is lot better than cruel rule by the Gun and giving life for Freedom for all is worth it.

What would be a good tribute by us Civilians do from our homes and protect our future? How about practicing and supporting Energy conservation, and Generation of green power as our fight for energy independence? Do it for the future generation and bringing economic growth to America.

Let us keep our money in the Country as we live with our own energy and soon stop importing oil. It can be and should be done! This civil action by all citizen has enormous potential with small financial sacrifice by each of us. If the War Veterans can give their lives, we can at least do this for the Country.In the long run we will WIN!

New York Ready for Energy Independence

A historic event is ready to happen soon that will help non residential consumers of power to become a producers of green energy and offset it against their 15 metered accounts. Both Senate and Assembly passed it on May 9th and now the bill was sent to the Governor for his approval and signature on May 20, 2011.
For all non residential consumers of less than 2 MW power use, this will be an excellent opportunity to make Green power wherever it is practical on their owned or leased property and then apply all of this power to their 15 metered service connections. If you produce what you use then you are energy independent. Vow!
No other state has this Law that frees the non residential consumer to take generation responsibility for their own energy use and fee Energy Independent.
Imagine school districts and non profits who are facing cash crisis and fearing high cost of energy now able to build wind, solar power systems and produce their own power anywhere on their land with long term low interest financing. What a relief!
Hopefully the Governor will sign this bill and New York based non residential users can take control of their energy future. Good Luck! Better days are ahead for New York.

I am excited to go tomorrow to the Minnow brook conference center at Blue Mountain lake and make a presentation on Energy Independence to Municipal officials.

With limited tax base and low economic growth, the best option is to control costs. Energy costs are going up faster and therefore it makes sense to reduce it with Conservation, energy efficiency and production of green energy with Geothermal, Wind and Solar.

Net Metering laws and financial incentives are now making it possible for a consumer to reduce the energy demand and limit their exposure to rising energy costs.

This goal can be accomplished with planning and long term vision to finance the capital improvements.

Fuel Savings for Municipal Vehicles as Gasoline costs soar

Some of the Municipal vehicles such as police area or public works trucks to have idel running time when the car is parked and engine keeps running to allow all radio, communication and other equipment operative. Exhaust under these conditions affects the air quality and money is lost as we burn fuel every hour of idle time.

By retrofitting two police cars and one truck the communities will be able to save money and get their investment back in 4- 6 months and continue savings for 5+ years.

The thought of National and State debts going up scares me, from our future point of view. What are we giving to the next generation? Our dependence on oil and military interventions to protect oil are costly and too much money is leaving the country giving us trade deficits.

Let us focus on Green Solutions and stop spending borrowed money.
How do produce value at home and keep the money in our local economy? The answer is to think of sustainable green strategies and help develop local businesses. Invest in conservation, finance long term green power generation systems.

New York States is fortunate to have a very large agricultural business base. Many rural Counties have large number of dairy farms, Fruits and vegetable farms which supports the local economy. Most farms have large land areas and potential for wind energy, solar energy and biomass energy. These farms can become an economic engine for the local community if the Community Leaders decide to invest in long term strategy of renewable energy development at these farms. Local green jobs and availability of local grown food with improved environment are key benefits.

As the Nations invests in Green infrastructure we should focus on helping these farms become economically stable, energy independent and provider of green power and bio fuels. There is GOLD waiting to be extracted in this Green Sector.

Sustainable Power for Small Consumers

We watch helplessly the perils of recent natural earthquake disaster in Japan.The question arises- can we live with less fear of loss of power, food, water and other resources? Can we learn to live with nature and understand how to use Nature's free gift of air, water, land, wind etc.? The answers lies in how we change our thinking and allow the development of local developments and produce our own resources.

"Net Zero" or "Energy Independent" community concepts are possible today if we are willing to invest and plan with long term in mind. There are real life examples of such communities in Europe that have shown that they need no oil or other resources imported to serve their needs.

Sun shines, Wind blows and precipitation falls on the land everywhere. The Smart Green communities accept it as gift from nature and use it locally to power their buildings, supply water to grow local food and recycle their wastes to make fertilizer to be applied back to the farms. In nature there is no waste. Everything can be used again and again.

Our Leaders at National, State, County, Town or Villages need to provide tax free bond funds to the local residents, institutions on a 30 to 40 year loan for investing in Nature based Green alternative energy and water& waste recycling technologies. The day of energy independence for America can come in 20- 30 years with such programs. Each community can exist as self reliant and not dependent on power made somewhere else and food grown and shipped from miles away. Let us empower local farmers and workforce to have jobs and economic development. Nature is trying to tell us something.. Force of the nature is immense and we need to act accordingly as we adopt and learn to live with it.

As the oil supplying Kingdoms fall or threatened to fall, the speculators help raise the price of oil. More money goes out of our country and most of us wonder what to do?
We can take immediate steps for the long term future by investing in the alternative energy field. Government can provide long term capital as Green Loans so these systems can be financed over 25 years and deliver stable energy for next 3 decades.

Current financial incentives make it possible for all small consumers to produce on site power for their own use and stop worrying about the price of electricity via net metering programs.What is missing is the Green Revolving Loan fund that can provide money to build these systems at 3-4% interest rate paid over 25 years. Once the funding is available( which will never run out as borrowers pay back their loans and new ones borrow from it),our journey for energy independence will accelerate.

It is a sad truth that sometimes a crisis motivates action by people. The gas price of $4 to $5 bucks may get us going. On the other hand it is better to act now, keep the money in America and save money for ourselves.

Can the worth of Oil someday be like Salt?

Search the history and you will find that salt used to be expensive and used as currency in Roman times. Refrigeration and other Technologies made the demand and It's value go down.Salt is no longer a precious commodity. We can make "oil" face the same outcome, by inventing and using alternative energy sources enabling us to live without it.

The opportunity and challenge for our society is to find alternative energy solutions that does not require petroleum.Investing and financing Solar PV, Wind, and Geothermal systems etc. over a term of 30 to 40 years can make it affordable to switch to Green power.

If we want to make Green power with alternative technology, then we should not evaluated using the cost of power today. It should not be evaluated with traditional payback analysis. The real payback will be our ability to say that "what happens in oil producing countries does not matter to us anymore".

Not using oil and other petroleum resources must be our vision so we can say good bye to Oil and make it's worth equal to salt within 25 years.

The President has started us on this journey- which will show us all that " Green is Gold". Let us not wait any longer. Start now and "Be the Change".

The New Year brings new opportunity for New York State Farmers, with help from grants and incentives to produce Green Energy. New York State Energy Research and Development Authority (NYSERDA) announced a new program to provide financial incentives to generate power from Digester bio-gas.

Farm industry in New York, represents a very large economic and employment sector. All of these farms face environmental and energy cost issues. Now is the time to take advantage of these incentives and start the journey to be Energy Independent. The good news is that the energy generation system can be implemented with grants, incentives for green energy and cost of energy saved via on site generation. It will provide increased profits immediately by becoming more energy efficient and producing green power.

New York State Wins by generating power from biomass and Farmer wins by reducing the operating costs and sustaining as a business to retain and create new jobs. We should get the word out to local farmers to not miss this opportunity.

Electric car Leaf is delivered today in San Francisco Bay area

Sustainable green communities are building electric charging stations in the city to allow electric car owner to charge at multiple public locations. The reward is that Nissan selected such location to be the first ones to get new LEAF.
This starts and renews a new era for transportation. Using the low cost night power consumers can charge the cars at home. When needed during the city trips it can also be charged at the public charging stations by using a credit card.
I wish I could get one in Rochester New York. Hope our leaders would follow California example and give us the same opportunity to go green.

There is no waste in Sustainable Green Community

Living with nature means that every thing has some value and should not be wasted. Cradle to Cradle principle is demonstrated to us by Nature. Even after serving the original purpose, the living plants and organisms get transformed into the next cycle of life.

The commercial interests have shown us the short term convenience of "Use and Discard" principle. It is certainly convenient but makes us use more natural resources.The demand on energy has been escalated by so called advancements and resulted in negative global consequences. Climate change is REAL. We have a choice to adopt now and modify our way of living to smart nature based, or pay for the consequences of neglect.

Sustainable green communities are great examples of reducing waste and converting wastes to some useful product. Last week, I witnessed a new product in Rochester NY.
A company called "Epiphergy" is selling an Ethanol package plant for multi-residential or small businesses to produce Ethanol from organic waste to fuel automobiles. The cars can be retrofitted to run on 85%+ Ethanol for $300 to $500 and 30 to 70 gallons of ethanol fuel can be made per week by this automatic unit. We can now recycle and reuse food waste or high sugar content industrial waste to make our bio fuel. No need to use food corn etc to make ethanol, why not do it with waste at local level in neighborhoods? Hope innovations such as Epiphergy are successful as we move toward sustainable green dream.

It was my pleasure to watch a PBS show last Thursday - 'fixing the future". What a treat it was. Here is a real life trip to American communities that have engaged their people and businesses to bring economic growth. They are developing new solutions to our economic problems in a cooperative approach with local focus. Money stays within the community and people enjoy working together creating happiness. One could see the positive attitude and many smiles on their faces as they give more value to helping each other as compared to just trying to get richer at someone else cost.

Leaders in all communities should view these examples and start the programs to involve the key stakeholders and develop their own community vision. Businesses could be encouraged to buy local. Banks can help small businesses to start growing organic food, create waste recycling enterprises, develop green jobs training programs. Old buildings could be fixed with volunteer help and used to house new enterprises. Energy conservation improvements can be made to reduce cost. So many things can be done when you out the local brains together to think their own strategy.

The Key is not to wait for someone else at Federal or State level to do this, but take action at local level. People Power can be engaged to make quick change in the local communities and bring positive energy just like the communities in the PBS show.

America is showing this by action and great hope exists wherever we take such steps and truly apply the Freedom to do what we collectively decide to do.

The elections are over today and voters have shown their concerns through their vote that economy and jobs are critical issues. America has always led the world and it is time we stop the downhill slide created by weak economy and weak dollar.

The solutions to these issues require innovation and new technology that the World can use to solve our common problems- Energy, Climate Change and Water management.

We have confidence in our ability to come up with new solutions. Wind energy and Solar PV technology was invented in USA and we have many smart brains and the freedom to invent many new solutions for the future.

The next generation must get involved and help us find solutions that create local jobs and protect the environment. Government must be ready to help make loans and investments to small businesses to develop new technologies. Old infrastructure in our communities must be replaced with more efficient technology that reduces energy demands and help conserve our resources. Let us hope that our Leaders will come together from all parties and think of the people who elected them and the Country we have an obligation to serve.

I listened to a talk yesterday at RIT given by Mr. Kevin Surace of Serious materials.Here was a graduate of RIT returning to tell the next generation to focus on Green technology as solution to our climate change mega-problem. His message- Innovate with disruptive technologies that can make a world of difference. We were listening to someone who is walking the talk. His company is a living example that you can be financially successful while creating many green jobs and help solve our environmental problem. We need Leaders like Mr. Surace in every community in America.We hope that his message gets to new leaders that will follow his example and innovate in every other field that deals with energy use.

The next generation graduating from our Universities that should take notice of this challenge. This is the "purpose" you are searching for, Creating solutions that can help us be energy independent.

The temperature rising and snow melting on our poles is scary observation, and if you look at actual pictures taken by NASA we may not have as many years to control this problem as we thought earlier. The thought of extreme flooding, displacement of millions of people is very disturbing. More deaths could be caused by environmental consequences as compared to the wars of the past. Now is the time to ACT and be inspired by the possibility of green solutions, new jobs and economic security. It will help and make some difference to the world while give us a great feeling that we did our part to the best of our ability. Each person counts so let us move forward with action.

Warmest ever 113 F in LA on September 28th?

I am not sure what non believers are saying when they hear about 113 F temperature in Los Angeles this week. Recently, in Pakistan land area of about 40% size was under flooded, Memphis was flooded last month. We have broken temperature records this year. What other proof do we need to recognize that Climate change or Global Warming is a serious threat to our lives. Future extreme weather events in many parts of the world are going to make more believers, but do we need disasters to convince us to take action?
Smart sustainable green communities should use the prevention approach and plan their water infrastructure to deal with excess rain. Educate people to harvest rain and build green roofs to deal with such events.

Loss of life and property damage caused by the mother natures water delivery system is significant and more likely than some terrorist threats. As the temperature and pressures change the clouds form with enormous quantities of moisture and transport it to a spot where it may be dumped in short period of time. It can happen anywhere and sometimes far away from those industrially developed lands which may be contributing toward creation of this problem.

It is time to recognize the connection between nature and man's actions, and take steps to correct the problem. Set goals for Energy Independence and design net zero buildings or retrofits. We can do it.

Today is a very special day and requires a commitment on our part to be ready to sacrifice for the sake of our future. America First needs Energy Independence from imported energy. Let us resolve today to be import free by 2020.
With Federal and State tax credits and long term low cost financing, each consumer can achieve " Net Zero Energy Goal". This can be achieved by retrofits to conserve energy and apply new green technology to produce green energy.
Sustainable communities should promote " Net Zero" strategies for their public infrastructure. Imagine Town Halls, Libraries, Fire Halls, Public works Garages, water and waste water plants producing as much energy as they consume. It is achievable in 10-20 years, but needs the Will to do it.
So on September 11, 2010, let us set our goals high and start the journey. Our future economic Development depends on this.

This week, the main news items tell us that our economy is flat and not growing. Jobless rate is the highest and the cost of money is lowest. So why are people not making investment in their infrastructure? The banks are not lending while Federal Government considers putting 30 billion in the hands of small businesses through small local banks. Great concept if one can make it simple and easy to implement.Only time will tell how this plan unfolds.
Creating jobs in green infrastructure retrofits is the best way to help small businesses. They can achieve long term financial gain by investing in efficient conservation or renewable energy generation systems. Making their building or plant a "Net Zero" facility is possible if we allow the projects to be financed over life cycle. The can payback the loan from the savings and enjoy the low energy forever, while gaining independence from conventional energy source.
The key is providing low cost money paid over 5-10 years, secured by their property and the equipment installed to save or generate energy.Hope the Leaders in our Federal and State Governments will take advantage of this strong economic development tool. I wonder what people are thinking of doing as they watch the Warmest ever temperatures cause the worst flooding in Midwestern USA, Pakistan and China? Hope we realize that from climate point of view the world communities are connected and warmer water temperatures are able to deliver our worst nightmares to any location.

It is hard to control Mother Nature, but it is certainly possible to control how we live, and what emissions we put in to the environment. The issue is not why the current climate change has happened? The challenge is - what should we do NOW to help deal with it? It is likely to get worse in next 20- 50 years, so what we do NOW does matter. ZERO is now mentioned in the Green related conversations. For example - "Net Zero" homes is an idea goal for home builders. "Net- Zero" communities are the ideal goals for Municipalities and Communities. Energy Dependence on oil has resulted in spills such as BP leak in Gulf, Chinese spill.Thousands of acres of natural beauty has been altered by the Natural Gas Drilling in shale fracturing operations. Our appetite for such fuels can be shifted to smarter sources of energy if we want to take a prevention approach and learn to Live with Nature.

Zero would be a great Goal for ending the dependence on Petroleum based fuels.True Energy Independence requires change in our old habits and some sacrifices as our investment. It is lot cheaper to invest in new alternative technologies as compared to funding the costs after the extreme weather events in the future.

Managing the storm water flows and allowing more infiltration into ground is essential for all built up cities and more rain gardens are needed to reduce the runoffs from the communities to the streams and rivers. Zero discharge for rainwater could be a goal for homes as they use rain barrels and recycle the rain water. Businesses could have a Zero discharge by storing the rainwater on site for recycle and reuse.

When it comes to environmental protection and saving money - ZERO is a great Goal to strive for. In summary - ZERO is a Green Dream that can deliver GOLD!

The message is simple, that we the people have choices. Some forms of traditional non-renewable natural resources have negative consequences. The Energy producers using these raw materials have lots of money and want to do the same. We the people have the choice to use them or not. Energy Independence goal is our personal choice and living in Free country is the privilege we have. Take control of our own destiny and say no to options that pollute the environment. This Green approach is certainly an opportunity for the Oil & Gas companies to invest their money and make more money as a business. Let the oil and gas drillers become the solar panel installers or operating the bio gas generation plants taking animal waste to convert to green renewable energy. Natural gas drilling causes an environmental cost which can be avoided

I saw a documentary today - the title was "Gas Town". What a sad story to watch but the message was simple. We are sacrificing nature in the name of created necessity to depend on oil or natural gas. The supporter say that we need it to use American sourced product and not import oil. This is better, it helps local economy and create jobs. Smart people can see the greed behind these words.

The natural beauty of our country is too precious to sacrifice as we see what they have done with coal mines and gas drilling in shale formations. What amazes us is that conservation, Wind, Solar, water and land based green solutions are not promoted. Today the technology exists to retrofit homes for day lighting, use solar to make electricity, use geothermal heat pump system to heat and air condition the building, provide natural ventilation and harvest rain water. All of these natural resources are around us and FREE. Long term financing can help enhance the value of energy efficient homes while reducing the monthly utility cost. The dream of net zero homes is achievable with tax incentives and long term financing.

Climate Change - Watch or Act?

Warmest day in America is what the TV news says today. Some part of Texas today experiencing 113 F. Unfortunately, in northern Pakistan people are hungry and watching their Villages washed away by a Flood that has never been seen before. These are examples of extreme climate events.

Are we helpless and will we keep watching such events occur more frequently and get worse?

Meanwhile, the Government and Utilities look for ways to meet power demand and wish that we find an alternative that does not depend on combustion of carbon based fuels. Economically we hope and pray that cost of energy are controlled and ignore that many of our buildings waste energy.

Taking a passive approach is negative and bad for our society. On the other hand, the Green initiatives give us hope and save us energy and money. What we need is the change in our financial institution policies that allow long term payment options. There is wisdom in building green power system paid over 15 to 20 years time frame. It can stabilize power costs and reduce CO2 emissions. These are the benefits of taking action and nation building process.

Helping Businesses get their energy tax money back

If we ever look at the details on the invoices for energy costs, many charges appear and companies simply pay the bills and not realize what it all means. Green Communities are now looking for first saving energy in their own facility and then make an effort to inform the tax payers so they can do the same. It would help the large employers if the Community made contacts with Power companies and other state agencies and provide their grants information to local businesses. We are calling it grant or incentive but in reality it is their money coming back to them. Here is a real example- A company in North country New York State pays over $750,000 in electric and gas costs per year. I noticed their February 2010 invoice and saw a systems benefit charge(SBC) of $8500. Vow this is almost $100,000 per year in taxes meant for energy conservation. If they have paid this over last 10 years than their contribution would be around 1 Million dollars. It is their money and they are entitled to get it back as energy incentive to make plant retrofits to save energy. The community leaders should get involved and help the businesses improve their bottom line to preserve jobs and help in economic development. This is how you can sustain the community.

When we hear at the current debate on Climate change between environmentalists and Business leaders it focuses on the differences in their approach. The result is waste energy and satisfaction of individual ego.

Green is Gold encompasses both perspectives and points at the benefits of taking action. So what does it mean? Well the message is that doing green things can help you find gold or monetary gain from the savings in energy and other operating costs. It happens to also help reduce our dependence on oil and reduces the carbon footprint hence help fight climate change.

Doing green things to save money is what the business wants. Doing green things to save the planet is what environmentalists want. What is common is taking action and stop arguing.

We should take pragmatic green activities and not waste time. Everyone will benefit by this approach and leave the politics for people who would rather just talk and take no action.

Borrowing money or taking debt is generally not a good idea. Our taxes are high so most Municipalities should not add to their current debt. However, it makes all the sense to start Property Assessed Clean Energy (PACE) program to seed economic development. Local tax payers and businesses can borrow funds against their property to make energy efficiency improvements or generate green power. The low interest loans are paid back from the energy savings and will never run out. It will continue to seed many green projects, save the tax payers money and reduce our energy demand.
In New York State this legislation is now in effect. We should take advantage of PACE to stimulate the slow economy.

Energy Indendence Resolve Today

The president mentioned the need for EI tonight as he talked about oil spill and the severe environmental and economic impacts. He mentioned our past accomplishments of going to Moon. I only wish he had gone a step more and announced that July 4th 2020 is going to be called "EI Day".

We all know what "D-Day" means. We also carry a sad meaning to the number "911". A successful movie few years ago was called "ET". "IT" reminds us about all the computer networks running everything we do using the technology. How about starting the new word "EI" which stands for Energy Independence. Let us take this challenge and make a goal for reaching EI by July 4th 2020.

The journey toward this goal would be the most exciting and emotionally charging to our soul. This positively driven effort will set us free. I would love to see individuals, Businesses and communities making the EI announcements and enjoy the feeling of elation which only comes to truly free people.

We are politically free today but by oil dependent economy, slave to this habit.
It is time that we resolve to kick the habit and be truly sustainable and a peaceful world, living with mother natures free gifts of water, sun, wind and land.

It has been an interesting experience when we suggest that our Green communities should be considering a bold goal of being Energy Independent by July 4th 2020.

Ten years of smart planning gives enough time to get this done!

There are few believers of this possible independence idea at this stage, but it has got the attention of many more. If we believe it and resolve to do it, then we will find ways to get this done.

We hope that Some Leaders will have the courage to make this decision and do it, and then many more will follow. The interest rate are currently very low to create your own municipal revolving loan financing and make the renewable energy and energy conservation investments. Savings from future energy costs would payback the loan and then we keep the savings forever.

What happens to the price of Oil? Cut the demand and keep the price low till we get off this bad oil habit.

We can only pray and hope that the Country moves forward with new vision and resolve.

Sustainability and Keeping the Oil prices down

As the oil leaks through the BP drilled well the world waits and watches the environmental consequences of this source of energy. We wonder if there is a better way?
Oil prices dipped this week and bring short term good news for the consumer as they fill gas this summer. There is a hidden message in these events. Price goes down when demand goes down.
So how do we as consumer keep the demand down or eliminate the demand? Conservation helps reduce demand and green power sources such as wind, solar and land based geothermal shift the demand to better choices.
Let us think long range and invest in our future by supporting the financing incentives to spread the costs over the life of these options. When you build a traditional power plant the capital cost is spread over 30 - 40 years. Why not use the same term and give the opportunity to install wind, solar etc? Low interest rates are right now available. Let us not miss this opportunity.

Powered by Nature- The Net Zero Age

Since last week, we are watching the oil spill which threatens to now come ashore from the BP Oil platform. This event reminds us about the nation's dependence on oil and the associated risks. The issue of How our future energy should be provided, is on the front page and on the news head lines.

Soon this event may also be forgotten and we go back to the next crisis. On the other hand, it could be an opportunity to learn about how to deal with oil spills from EXISTING oil wells and why we should not delay seeking natural green solutions.

The good news is that we have an Energy company willing to supply us unlimited power forever and not charge us a dime for raw materials. In addition there is no pollution caused by nature based energy production systems! The name of this company happens to be " Mother Nature".

Look around us - Sun , Wind, Rain, Land are all given to us by Nature, and with human innovation we can convert these resources to help us deal with our energy needs. Here are examples of possible actions- Build best insulated homes, use natural day light and install LED lights. Use PV Panels and urban wind turbines, install solar thermal units for hot water.Use Land to provide geothermal HVAC systems for our buildings. Soon we will realize that we really may not need the Power companies anymore.

We should make these investments to install new green energy technology financed over 10 years, and use tax credits or green energy incentives to achieve shorter paybacks. When implemented as long range solution and with financial incentives, it is very possible to gain independence from Power companies.

The decision is now in our hand to invest in green technologies for setting us free. Free from future uncertainty of cost of power and the negative impact on climate change.

I love the concept of 'net-zero" because it shows us that we can control our future and not be subject to external forces to raise our costs for energy use in future.

Hopefully our Federal energy programs will make it easier to take such actions. Better days are ahead.

Power Companies supporting Green Energy?

It is hard to believe that some large power companies are serious about supporting green power if we observe their responses to an opportunity. Consider the following example;
Some sustainable green planning is taking place in New York State based Villages and Towns. This includes installing solar panels of 40KW to 80 KW size funded by stimulus grants. These installation may make more power than their consumption. This means that power demand will be reduced so the Utility can sell the saved power to serve future growth. The NYS Public service commission also regulates the Power company and requiring them to produce green power. Under these condition you would expect them to encourage more of such projects and compensate the community at the same rate as they charge them for power. Unfortunately the reality is different and I hope that our Political leaders will resolve this attitude in near future.

I was shocked to learn that when a Village requested the power company to pay them the same price for green generated power, they said that the current Terrif in their agreement does not require this and Village is legally only entitled to get 3 cents per KWH while the Village pays over 12 cents/KWH to buy power from them.
This does not sound Fair, but legally the Utility does not have to pay any more for the distributed green power. Where is the social consciousness at the top management level of the Power company which has profits as the Mantra for taking any decisions? Time will tell if they really want to support Green power generation. Their Actions will convey the truth.

As tax payers, we need to convey to the politicians and power company officials to use common sense so our small communities are rewarded and not discouraged to take sustainable green path to control costs and local taxes.

Earth Day Thought for Sustainability

It is 40th anniversary of the Earth Day today. What can we say about the prospects of next ten years? My confidence in human intelligence and innovation tells me that a better world awaits and April 22, 2020 will be great.

Imagine what is possible as described below.

Net zero homes becoming common and not a novelty. Fuel cells providing electricity, hot water and HVAC to new homes built with max. day light and fitted with LED bulbs and green roof.

City streets lit by LED lamps, smart grid allowing remote management of large buildings to conserve energy. Solar and Wind power technology producing power at the point of consumption and at a price below regular power costs.

New communities developed with easy access to high speed public transport and walkable neighborhoods connected to community facilities. Rechargeable electric bikes and communities that do not need dependence on cars.

Local farmers producing the organic produce for local consumption and using compost made from food waste generated in the communities.

Rainwater treated as a resource and recycled at each home and business. Pervious pavements and parking lots so the flooding is prevented and communities require less water per capita.

Living with nature will bring prosperity to us all as free sunshine, free rain, free land for geothermal system is used smartly and eating natural foods makes us healthy.

What we need is the will to take green initiatives and continue on the path of sustainable community planning. It has started and better days are ahead.

Green is Gold- a Sustainability Mantra

As the temperature hit 86 degrees at Rochester NY on April 3,2010, the local weather station reminded us that we are beating the warmest spring record in last 40 years. At the same times Rhode Island is under water with largest rainfall event in their recent history. What is going on?
I am sure some Radio commentators will say- it has nothing to do with climate change or Global warming in Monday's broadcast. We are motivated by either Fear or Greed. So if taking corrective action will help us all, the better approach may be to talk positive.
I am now focusing on the benefits of Green initiatives and point out that Green is Gold. This is true for many communities that are taking action to reduce energy and water consumption and promote recycling of materials. It is also true for many industrial plants that want to reduce their energy and operating costs and have access to money for growth and making other improvements. Local Governments and Industrial development authorities need to convey this mantra to their customers so they can also take the steps to Go Green because Green is Gold!

As we look for funds to implement conservation measures today, we need to look at the value of the future savings. After all if we do nothing, we will keep paying for inefficiency and higher energy costs.
Green community leaders would assess this enormous financial benefits which will occur after the green retrofits are made. They have the legal authority and opportunity to raise the capital that can be used to pay for the projects over the life of the system. It is possible to make the annual cost of investment lower than the annual savings achieved, if we allow 10 - 15 years to payback the initial investment.

The New Age of Sustainable Roofs

The days of old style roofs with membranes and shingles will soon be replaced with smart roofs that last a life time and serve more than the shelter function. Green planted roofs now reduce storm water generation, save energy and allow rain water harvesting. The base membrane would now last 40 - 50 years because the sun rays never reach it.
White roofs have reflective layer to reduce heat gain and save energy in summer for air conditioning. As we observe the development of green and white roofs a new trend of interactive design is coming up in conversations.. it is called " Blue Roof". What it implies is that roofs could be designed to hold a sheet or layer of rain water and allow it to evaporate to provide cooling. This is an excellent means of storm water management and also good for energy conservation at the summer time of when high demand takes place. Interactive designs should provide for storage of rainwater and the application of stored water to automatically maintain a layer of water on the roof. These concepts reduce Energy, help Environment and improve Economy with the money saved. Why not call these smart roofs "E-Roof" ?

Sustainable Solutions need Life Cycle thinking

Green technologies offer solutions that provide benefits for the life of the facility over 15 to 40 year life of the systems. Unfortunately the initial costs are high and this prevents many from moving forward with capital investments. Most private companies want 1-2 year payback and public agencies want 5-7 years. So the roadblock to faster implementation of green technologies is the availability of capital that can be paid back over longer time.
This is also an opportunity for sustainable green community leaders to help create economic development and retain jobs at local commercial & industrial plants. How to do it?
The communities have the legal authority to sell tax free bonds for public benefit projects. How about an issue of " Green Independence Bonds" to establish a revolving loan funds and give 10 year low interest loans to the tax payers to install specified green retrofits to save energy. Loan can be given against the value of property and billed with tax statements. In this way the annual savings could exceed the loan payment and who would not like to move forward? The money saved will help these applicant to invest in the community and promote economic development.
Some California based communities are following this path and we hope that every City, Town and Village takes advantage of this financing tool to take control and provide their own stimulus funds. This approach will provide sustainable source of money as repayment of loans is made from future savings.

Most communities that are taking steps to go green are looking for energy savings, waste recycling or water conservation at their facilities. An important part of this effort should be to promote this concept to their local industrial manufacturing plants that create employment and economic development. Helping keep the tax base is critical to their sustainability and energy and utility costs are a major concern at such facilities.

Many programs available to help the private sector with grants and technical assistance are available through non profits or technology development centers in the State of New York and other states. These organizations have difficulty in reaching out to the actual users so most of the industrial manufacturing plants are unaware of potential funding opportunities. The solution lies with active and coordinated role by the existing economic and Industrial development agencies to get the message out that help is available to implement green retrofits to reduce cost.

This should be a key part of all energy conservation planning efforts in sustainable green communities.

Energy Reduction Goals need to be set at the Top

With the help of stimulus funding in New York State about 80 energy conservation studies are to start in many small communities. The goal would be to save energy or produce energy to reduce our dependence on imported oil. Our NY State Governor recently talked about increasing the goal to 45% reduction. The previous goal was 15 % reduction by Year 2015. It makes sense for all community leaders to think and set similar goals and announce it to the community. Key officials in the government would then know what steps to take to achieve the goal and focus on high energy use areas.

Collaborate with people from various community sectors such as education, housing, recreation, seniors, businesses etc. Everyone can participate with ideas for cost reduction and then professionals can put dollar values to cost of projects and projected savings.

The energy conservation studies provide the ideal opportunity to get community involved and find the solutions to our energy problems. The PON 4 studies in New York States are 100% covered by the grant. Energy Conservation measures identified through this process would then be implemented and save money over the long run.

The news media is filled with concerns that why jobs are not being created faster and if Green jobs are really possible, even after billions of borrowed dollars are spent by our federal government. How can it happen and what to do in our communities is on the minds of our government officials.
The solutions can emerge from discussions held within the people who work in the public sectors , with guidance from private sector professionals acting as advisers.
Cost reduction and infrastructure investments are goals of the grant funding stimulus programs. Therefore, First identify existing conditions and costs and get input from the team in each department where efficiency and cost reduction are possible. Collect the ideas and then think about what can do it more efficiently and at lower cost. Evaluate the costs and financial returns and decide about the priorities. This sustainable green assessment can be the supporting document to seek funding to improve the community. Jobs will be created as you implement the projects and then money saved can help expand into more jobs in future.
This is very simple approach and requires collaboration. Action would be lot better as compared to complaining about what is wrong in the system.

As the world deals with climate change and global warming issues, the media is busy in finding folks who fuel the debate whether it is happening or why is it happening. Time and money is spent and we lose the focus on real issue behind it all - Energy.
Why not deal with one issue and let the financial benefit of saving money be the main reason for taking this approach? It is immediate and undeniable by anyone. If we put a 15 watt bulb to replace 60 watts, then it is guaranteed to save 75% immediately upon installation. Environmental benefits and climate change is additional benefit but slower to see it happen.
Stimulus package provides many benefits to municipalities to invest in energy conservation and green energy generation. Local power regulating agencies need to enhance the " net metering" laws to have less restrictions on size of green power systems at user site. Any excess green power should be purchased at a minimum price of 6 cents per KWH. With tax credits and long term loans the Communities can aggressively start many projects and helps us beat the dependence on oil and polluting energy sources.

Monroe County and City of Rochester NY start Green studies

Last week was the beginning of the energy block grant program in Rochester area. Both County and City presented to the audience what their plans are for energy conservation planning. City of Rochester also started " Cool Rochester" program where individuals make a commitment to reduce their carbon foot print. Rochester's goal is to involve local citizens and reduce 1 Billion pounds of CO2 emissions in 3 years.
Larsen Engineers was part of this program and shared our efforts to make a difference in our own lives and educate others to do the same. The green message must get to the roots of our communities and see how we inspire each other to fight this fight for independence from imported oil.

Smart communities should treat small businesses as Goose that lays golden eggs

In this economy there are many communities that are facing decline in industrial commercial activities. This is the time to look at large tax payers as revenue producers and therefore worth preserving. Think of them as a goose that lays golden egg every day and can fly away to another pond. To assure getting the golden egg one must ask the goose what can we do make you happy and provide assistance to resolve any problems. This is the proactive approach.
In the same way, the Mayors and Supervisors should be calling the CEO of the companies that create jobs in their community and find out what are their problems. Sustainable green planning takes a comprehensive approach to involve all aspects of our community and find ways to make them cost efficient. Look for funding assistance to resolve critical problems and keep the existing businesses and job creating entities from leaving town. This requires change from the attitude that assumes that all tax payers will continue to stay in town. In free democracy the goose can fly to neighboring state and be treated like welcome guest with many incentives offered to move.
Only smart planning and proactive approach can help us deal with this issue.

I met a Village Mayor today and mentioned how communities need to look long range for saving energy and controlling costs. The reality is that taxes are high and costs must be contained by using new green power technology.
Wind turbines were mentioned in our conversation and the typical image of very tall units of megawatt production capacity came to their mind. They could not imagine what the wind turbines of small size would like spread over typical Village and Town landscape. Actual installation can only make it possible for people to visualize a positive image and support such future installations. Creative designs are needed to make an artistic impact to win over the hearts and minds of local residents.

The opportunity for using wind generators for Urban America is here today, as I learned about two new wind turbine systems this week. Both designs adopt the shape of jet engines but offer energy generating applications where low speed wind is available in the communities. One looks like a large sunflower and the other like a lily or harebell shaped. Think of a group of them spread over acres of land and that is your so called " Wind garden" inspired by natural flowers. Man takes lessons from nature and solves the energy problem in communities working in harmony with nature. Nice thought, and now ready to become reality.

Generating power at a cost comparable to what we pay to power company is no longer a dream for future. It is here today for people who should take advantage of tax credits, alternative energy grant subsidies and low interest loans to finance the installation. If you pay more than 6 cents per KWH then why not make your own power now with guarantee for NO INCREASE for next 20-30 years. As more people learn about these practical systems, and accept the visual look on roof tops or top of power poles, we will see these small turbines making 200 watt to 50 KW power where available wind speed is 10 to 20 MPH.

Now it is possible to visualize wind power generators looking like flowers mounted on 20 to 40 ft high poles or roof tops of the buildings. Soon we will see the wind mills along the hilly slopes of wineries and agricultural farms producing power for the local use and allowing power for irrigation. The opposition to traditional wind power towers would diminish and prosperity will come to our communities, because these wind turbines look good and makes power for less than what we pay today.

Urban wind turbines are here to make power in our communities

last week was great and inspiring for me. Small wind turbines that are affordable and aesthetically pleasing are under development and demonstration by many companies.

I was fortunate to meet the founder owner of one of these companies. This engineer is Princeton educated with PhD and expertise in thermodynamics & fluid dynamics. He shared information on many nature based products that could soon offer us renewable energy and conservation solutions to fight the war of independence from Oil.

My mind is now in high gear to think of the ways to try demonstrate these products in our Rochester NY communities and learn practical lessons and confirm the projections for costs and performance.

Imagine a large Fan in the shape of a sun flower , mounted on roof tops or poles making power in the areas where average wind speeds of 12 mph are available. This is reality now in many installations in Asia. Hopefully, soon these installations will be seen in America to benefit individual consumers with the help of tax credits or incentives from Utility and Government programs.

Bottom line is that we can make power at the point of consumption for under 10 cents per KWH. Why wait when we pay 10 to 12 cents per KWH to utility. Go for it if you live in windy cities.

They are facing day to date challenges and getting so many mails- e-mails coming in at rapid rate. So when it says not cost to you, zero risk etc. the first reaction is to ignore it. Water or Energy - challenges for sustainability

Energy conservation and alternative energy are key to our energy future. What about water for many parts of the world? It is very expensive to produce clean potable water but manage it smartly is the responsibility of our deveopled communities. Just this week I saw the TV news covering scens of no water in the tap of some area of Mumbai India. few days later it is flooding story in the same city where schools are closed and cars are driving through 2-3 ft deep ponded pool of water on streets.
It is time to recognize the inevitable climate change events that are going to face us as global warming shifts the weather patterns. Communities must take watershed approach and join hands to deal with this issue related to storm water management . When rain falls, it is a free gift from Nature. What we do with it is in our hands. Communities need to harvest and reuse it as a planned effort. Create drainage districts so we can raise funds to model the storm water generation patterns and find ways to store it and allow it to replenish the ground water reservoir below the land. This is one of the key challenges of Sustainable green planning essential to the part of the world that historically has seen water shortages.

It is exciting to see that soon stimulus funding will be allocated to communities to make green infrastructure improvements accross America. The time has come to make for Muncicipal officials to make smart long term decisions. The money should be spent on green measures that offer money saving benefits forever. Here is an example to make the point. If a community gets $100,00 as grant then they could build a building addition with green features to add some space and convenience. On the other hand they could replace old lamps on street lights and save $35,000 to $50,000 each year forever. The money saved each year can be invested on other green projects "forever". Therefore, it will be prudent for the communities to involve the government officials and residents to focus on strategic energy planning and make smart decisions.

This will create long term benefit to all and help us deal with climate change and energy crisis.

Climate Change and Independence from Oil

The release of climate change related reports continues to confirm the reality that scientific observations show more rapid warming rate than originally projected. On Fathers day, I wonder what we are going to do leave for our kids and grand kids? Waste time in debating whether climate change or global warming is happening? Are we doing it or it is happening by some other natural phenomenon? The oil exporters win in this unnecessary debate since they get more and more of our money.
The change to alternative energy is critical and sustainable green communities are focusing on the energy issue. The flash floods in Milwaukee caused by extreme rain event last week simply gives a glimpse of what is expected to happen in future. Imagine 100 yr rainfall event taking place at 10 year interval?? Our infrastructure is not ready for it and must be modified to manage the storm water at the point of generation.
So here is what I intend to do on my part- Keep talking to municipalities that we need to think Green and go after any stimulus funding to retrofit our infrastructure to reduce energy use, produce new alternative energy and recycle and reuse the storm water. This will need education of Municipal leaders and the public as we move forward with the new hope and expectation to create green jobs and economic development. The money spent on energy must stay in America and not be allowed to go overseas to help others. It is our own fight for energy independence and it happens to be that it also helps fight climate change.
Whatever the reason for any political party, the action remains the same- focus on energy independence and water conservation. Our kid's future depends on it.

Smart communities think long term solutions

As the federal stimulus funds come to communities across America some will act smarter than others. It is normal to expect old pet projects to be first on line to build with this money. If the project does not generate a constant sustainable source of money then the choice is not good one. Smart communities are those who will do the projects that save them energy and water costs and they will invest the savings each year in similar activities. Smart communities are those that will set aside a percentage of grant funds into a revolving loan fund for their residents and business owners to borrow at zero interest loans and make energy efficiency retrofits. The first thing to do with such funds is to set aside 20% for strategic planning of sustainable green projects with community input from all stakeholders.
Economic development and job creation is expected to be the long term impact of such investments. Let us see what choices our community leaders make.

Stimulus Funds to Municipalities for Green Projects

This was a good week for promoting Green and sustainability to Government entities in Rochester New York area. Two conferences presented seminars explaining why Green design is needed to deal with climate change and energy issues.

The stimulus funds from DOE clearly point out the goals for doing projects that save energy or create energy and offer long term benefits. Some funds are given as block grants and require identifying what the community will do with the funds before the money is given. Applications showing list of planned projects is required by June 25th 2009. So what should a smart green community should do?

Look for projects that educate and inform people and start saving money for ever. This will give them funds to do more each year. Example - how about changing all the street or yard lights with LED. Save 75% + energy cost right away. If a Town pays $100,000 per year to the Utility company, they can save $75000 in energy cost and not worry about changing the light bulbs for 15 -20 years. Imagine what they can do with saved money? How about starting a Green loan fund to help commercial industrial companies install similar measures with zero interest loans.

Another example would be installing Green roofs on the government buildings, this would save over 25% in energy cost and extend the life to 40 + years avoiding new roofs needed every 20 years for standard roofs. At the same time the storm water collection can be done and recycle it for non potable water conserving water and reducing storm water flows. These are real practical solutions that have high front end cost but long term benefits. Having the 90 - 100% grant funds can make it possible to do the right things. Let us not build facilities that have no long term energy or water saving benefits. Ideally, the block grant fund recipients will reserve 20% of the funds for Sustainable green strategy planning to collectively identify what is best for their community.

Smart Communities Collaborate for Improvements

These are very unusual times and at the same time very exciting times for all communities. As stimulus money becomes available, it brings some strings that can help us all. Recently the Block grant funding from Department of Energy ( DOE) was announced and it requires completion of sustainable green energy plan as a condition for the capital grant. The rules are known and some smart communities will move fast and start the planning process NOW. What is the payoff for the risk? getting hold of 90% grants to reduce costs in the community and help the private sector improve their plants become efficient.
Imagine Town of " opportunity" undertaking the green planning and forming a group of stakeholders of all government department heads and including the local schools, and businesses in identifying the areas where they can conserve energy, create green power and save on water. With input from local residents the plan lists the potential improvements, costs and their benefits. This planning report would be submitted with the grant application in July and then hopefully beat other communities who have not done the planning. Money comes to Town of Opportunity and saves them money each year forever. The money saved with green initiatives will fund many other future projects, and the Town gets financially stronger. Businesses reduce cost, stay in Town and create jobs. Soon such a dream could come true.. This is the time smart communities will notice the trends and lead as compared to " do nothing" attitude.
Leadership and foresight in Mayors, Supervisors and County executives would be tested very soon as the Grant applications are made available by State Agencies. Time will tell who loses and who wins.

Planning Green Improvements with Stimulus Funding

Recent trends in stimulus funding show special emphasis on applying green technologies in communities.
Block grants for larger municipalities have been made with expectations for green infrastructure investments. It would be a smart move for such communities to start the planning process with involvement from various departments in government, education and private sector participation. Planning will help identify community needs and prioritize what can bring most benefit to the community. The best use of the stimulus funds would be to reduce costs of operations. Ask the question - how much money this step will save forever? Investing the savings in other measures will seed start a continuous improvement process. Stimulus should preferably help the communities for long term. This is what Green thinking can do when applied with some forethought.
Smaller communities have not received the funds under block grant but expect to get it after applying sometimes in July 2009. The money may be limited and given to those communities first who have completed an energy master plan. Therefore it makes all the sense for communities under 35000 population to form the Green Team and evaluate their needs with wide community feedback. A list of projects with energy and conservation benefits should be prepared with budget cost and benefit summary. This document can be submitted with grant application to support their request. Hopefully this approach will give them an edge in this competitive world.

Energy Smart, Climate Smart or Sustainable Smart?

These terms are being used to recognize smart actions to achieve certain goals. The goal of sustainability is critical for us to be energy independent, help deal with climate change, create local economic development and improve health of the residents. This is the reason the all inclusive term of " Sustainable Smart" community makes more sense to use.

With this logic I used it in a Municipal conference on April 16th, at Blue Mountain Lake arranged by the Syracuse based Environmental Finance Center. About 25 Village Mayors and Town Supervisors were present to learn about how to manage the municipal infrastructure and save money. Many Green ideas were presented as solutions for the rising cost of government operations.

Sustainable Green Communities are Smart Communities

As we move into Green Economy new words are being used to recognize the communities for their foresight and leadership to save energy and protect the environment. We are all familiar with " Energy Star" labels for appliances and homes. Now " Energy smart" is being promoted for communities that implement certain energy efficiency related measures. New York State is now promoting " Climate Smart" pledge for communities that adopt energy and some environmental measures to improve quality of life. Considering the results of lower cost and enhanced quality of life achieved by Green communities, we should consider a more universal term - " Sustainable Smart" community that incorporates all virtues of sustainability including energy, climate, environment, transportation, recreation, public housing, education etc. etc.

Time has come for our Municipal Leaders to follow what President Obama has done at the Federal Level by striving for Energy Independence. Why wait for Federal program when every Community can take control within their own hands to become " Sustainable Smart" community. A pledge for energy independence is every citizen's right and privilege and we hope that our Municipally leaders will lead the way by helping us reduce our energy costs and providing incentives for green retrofits. Billions of dollars of pension funds could be the source to put some of it in Revolving green fund that can be used for 5-10 year loans to residents and small businesses and paid back from the future energy savings. It is win -win proposal as the money never ends and savings pay for the retrofits. Let us go for it!

Green Communities need to move fast to get stimulus funding

The goals of President Obama's stimulus investment package are great but the government process is very slow to get the money in the hands of local municipalities. Many agencies have taken months to make the rules for distributing the funds but forgot to allow enough time for educating the potential recipients. Now the State agencies want to move fast and have the application in 6 weeks. Unfortunately by the time communities learn about the details of the program and the documentation requirements, the deadline could be missed.
In New York the EFC is expecting all the applications need to be submitted by May 29th. This is an excellent chance to implement the green infrastructure projects and pay only 10% of the total cost. Hopefully the local communities will quickly move and take the required actions to bring significant savings in cost of operations. It is first come first serve, so those who are able to move fast will win the prize of 90% green grants.

Stimulus funding promotes Green Infrastructure investments

April is the month when we celebrate Earth Day. This year something is very different. It is a special year for earth's sustainability, since it is the first time the Federal Government has taken action to provide MONEY.
Long term solutions require life cycle thinking and most communities do not have the financial resources to invest in solution which costs more capital for implementation. Most innovative ideas- solar cells, LED lights, Green roofs, Geothermal HVAC systems cost more but save in the long run. What holds back is that future savings are in future and present conditions lack funding sources to spend more than traditional choices. Regular light bulbs are cheaper, basic roofs are cheaper, low efficiency furnaces are cheaper, double pane windows are cheaper. The list goes on and we continue to install stuff that costs more to operate.
It was absolutely essential for Federal and State Governments to create a green funding source and provide GRANTS not loan to implement new solutions. The dream has now come true by Obama administration and the new younger generation team. They have set a new climate change agenda and started the journey for " Energy independence". It is starting in April 2009 with green infrastructure funds under the stimulus funding bill.
In New York, the 90% grant application forms were published by EFC on Friday April 3, 2009. Now is the time for all small municipalities to apply for funds and go for the maximum goal of energy and water conservation at their facilities. The local municipal share of 10% can be saved in operations, and the future cost of energy will be reduced for the life of the facilities to help control the taxes. Many educational events will be taking place to get the word out. Time is short to apply, so one needs to move fast.
For New York State municipalities there is an event coming up soon on April 14-16th. The title of this program is "Smarter Management For Small Communities" at Blue Mountain Lake as NYEFC's Minnowbrook Spring Conference. I am excited to be one of the speakers at this event and pan to show how going Green is Smart thing to do.

The Environmental Finance center has scheduled a training summit to teach the Municipal officials from New York State about how to control cost and manage the government more efficiently. Doing green things makes the community smart. I am grateful to the EFC for allowing me to share ideas as one of the speakers.
The timing is good as the Environmental facilities corp. has also announce Green Grant opportunity to get 90% grants from the stimulus funding. Hope to connect ideas with implementation at this meeting. We now have the opportunity to show that Green solutions make smart investments and smart communities will take advantage of the 90% grants to reduce their costs for many years in future.

Sustainable Green Infrastructure for Energy Independence

The new funding for stimulus package has part of the funding designated for green infrastructure and many Agencies responsible for distributing the funds are looking for proposals from communities. What are the options that can be in construction in 120 days?
Many communities are looking for financial relief but not sure what makes practical sense. Coming months will define what green infrastructure means for many communities as they apply for funding across America.
Communities must look for investments in such items that save energy, water or other resources that are part of the operating budget so they can benefit from reduced costs forever. Examples would be to replace all old style street lights with LED lighting fixtures, Fix old leaky water distribution system or reline the old sewers to reduce infiltration inflow, install more efficient HVAC system in old buildings and retrofit municipal trucks to run on bio diesel fuel.
It would also make sense to involve the government staff and local volunteers to undertake green planning effort to get public input and focus on their community needs. Planning first will help identity priorities and make it possible to take advantage of future funding programs in organized manner.
We are on the right track to find solutions to America's quest for energy independence.

Cape Cod striving to be Green Community

It was many years ago that I came here for vacation. So much has changed since then.
This week I am here and was pleasantly surprised to see a map at visitors bureau showing all the green projects spread across the area. Wind mills, solar panels, water wheels are all over. Some Towns such as Barnstable, Provincetown and Falmouth seems to be ahead due to their environmental friendly policy.
Nature has given so much to this area and it is good to see that communities are taking advantage of the free gift from Nature. Seeing PV panels on the roof and windmills all over is sign of smart community that has done something to save money and control energy costs.
Where else you can find a HESS gas station with three wind mills mounted on the roof above the gas pumps? Great move by the petrolium industry. Others should take note and follow.

Silver lining in bad economic news

The banks and financial institutions are in trouble because of their greedy actions and lending money with easy terms. Now we are all part of the bail out whether we like it or not.

With 30 to 50% loss in our retirement accounts, the only good news is the drop of almost 60% in oil prices and consumers buying gas for little over 2 bucks again. The interest rates are lowest but few banks are in lending mood.

Drop of $80 per barrell in oil prices in 30 days. Vow! can the world see the power of demand reduction in fuel caused by adverse economy. With planned and strategic moves, If we can keep the price below $50/ barrel, billions of dollars will stay home as compared to going to foreign oil suppliers.

This is the time to cease the opportunity and increase our commitment to design fuel efficient cars giving a minimum of 35 miles per gallon and better yet put millions of plug in hybrid on the road. Subsidize and change all the light bulbs to CFL or LED to cut the consumption down for lighting. Create a Large GREEN BOND fund to loan money for green retrofit with 10 year payback plan.

Mr. Obama has the new generation behind him and it is for their sake we should consciously make the demand reduction to keep the oil down for ever and some day we can say to the suppliers- No thanks we do not need it.

It takes Green to make Green

There is no shortage of great Green ideas for sustainable green communities. What lacks is money to implement them when the payback is 5-10 years long. The best source of finance is with municipal entities who can issue tax exempt financing currently at 2-3 % rate. Anyone can ensure the future energy prices by taking the risk to invest in alternative power technologies, but it is hard to come up with upfront cash. This is why the implementation is so slow.
Sustainable green community can break this bottleneck by raising money as Green Bonds and allow the tax payers to borrow and invest in green energy generation or energy conservation projects. The money will come back to the green fund each year from each borrower and fund other projects. After the loan is paid back the homeowner will have free energy onwards and municipality will have their money back to lend again. No one loses and we all win.
Hope that some courage will prevail as Leaders take such initiatives.

It is Time for Leaders to Green American Economy

Most of us have watched the Wall Street go in tumbles and our Government trying to bail out the institutions with our money. Billions and trillions in debts is simply covering some greed inspired management people who received bonuses and gain from very poor decisions. This money is not going to create any new technologies or jobs but represents a stop gap measure.

Where are the Leaders with guts to invest in green technologies that can save energy, development renewable energy technologies and many green jobs in America? With interest rates at low levels, now is the time to set a goal of energy independence and make funds from Green bond available for installing green energy savings systems. This could be done by loaning money for 10 year terms so the borrowers would pay for it from the savings. The funds will never finish and keep feeding money for energy improvements for ever. The existing retirement funds could easily fund this revolving green fund. The other benefits of reducing global warming and local job creations are worth starting such initiatives. This will make every community take the steps for sustainable Green improvements.

Time is right to go for " No less than Net-Zero"

As we watch helplessly the energy costs go high through our pocket books, the mind wonders how do we free ourselves from this dependence? The new Mantra should be " Net Zero" for homes, offices, public buildings.

The resolve and technologies are both here to reach this goal. What we need is the life cycle outlook and not just the first year cost. Invest now for the future.

The reward of kissing good bye to oil and other petroleum based systems are huge if everyone gets serious about it, and resolve to be FREE.

Imagine the feeling when it does not matter how much a barrel of oil or cubic feet of natural gas costs? This is the basis of many forward thinking community leaders are considering making the community is Net-Zero community. Hope this wave catches on in a big way as we try to set new bench marks.

Preserving water is smart Green Action

I am visiting India for a short 9 day trip and noted the local growth in housing and public infrastructure with amazement. The landscape here looks thirsty for water and dust particles in air are everywhere. You just wonder what would happen if the design of storm sewer system shifted its goal to take water away and dump into a drainage channel. What if the design maximized the capture of this water on site and reuse it for maintaining grass or plant cover. The outside paved surfaces would be pervious areas keeping it cool and allowing water to go through and store it underground.

Global warming has shifter the patterns and it is time we learn to deal with it and design our communities with future impact of extreme weather in mind. Water shortages are predictable and at the same time rain may come few times but with high intensity. Store it for times of dry spells is the only smart way to deal with and not expect the municipality to supply all the water needed for a growing community. Smart planners would deal with it via smart design and preserve this valuable natural gift of life. Our life and plants life depends on water. Nations leaders must focus on promoting and providing incentives for local rain water harvesting solutions at new community developments. Cooler outside land area will also help in lower energy cost and allow better green environment with less dust polluting the air.

This thinking as much valid for India as any other place and there are signs that more people are now open to Green ideas.

It is now a matter of time that factory built modular homes would adopt Green standards and give more choices to customer looking for such homes when local home builders are still reluctant to get into this market.

Trained professional staff using computer models to minimize waste can produce these modules at lower cost and higher quality of construction. The home construction is not affected by the outside weather, storms etc. and not limited to smaller construction season when labor shortages could increase the cost. Labor cost for year around employed people may also also be lower than seasonal employees who work 8-9 months in a year.

This is an opportunity for this industry to offer a real alternative to conventional homes and complete the home within a week on the site by transporting 4- 5 modules to make a single home and putting it together in a pre-designed way.

An annual event of such factory built homes is taking place this year where green homes will be discussed and we hope that many of the manufacturers would take the challenge and do it in coming years.

This year in 2008 we see the green sustainable design, finally arousing interest in home builders in northeast USA. Many home builders in western USA have been doing this for some times but our experience in Upstate New York still finds many builders on the side line. Very few have made the decision to seriously consider building green homes in their sub-division. Profit and return on investment is key to any private business. Similarly the cost of operation and maintenance is important to the home owners and builders with green vision can benefit by marketing these features. Who does not want to be free from future cost of energy and live in healthy environment.

Considering the rising energy costs and climate change issue the homes of the future must be designed to maximize the use of free natural resources and consume least amount of energy and water to operate. That is what Green homes are all about.

Many financial incentives offered by Federal and State must be used to make the green homes a great investment for the buyer. Since the upfront cost of some of the green features adds to traditional design cost, the builder should seek grants, tax credits and any local government incentives to reduce the net cost of such features. Assuming the payback of 3 years, the buyer must be made aware that after 3 years all of savings in operational costs are theirs to keep for rest of the life of the home.

Imagine investing in high thermal efficiency, day lighting, LED lights, geothermal heating system etc. and living in a house where your average energy bill is $100 per month and does not change with the price of oil or natural gas?? who would not buy such a home and when it comes time to sell you are in better position when you compete with homes that are old design and paying $300+ for heating costs. Dealing with Climate Change

Every day we learn more about climate change and the impacts of human demand for energy on the environment. Consider the impact of each degree of global warming as shown on the national geographic web site, the thought of 5 or 6 degree change in temperature points out at disastrous consequences. Equally scary is the statement about the fast speed of change that will bring these changes in next 40 years. Yes 40 years, when our kids and grand kids would face very unpleasant energy scenarios. What will happen if the oil and energy prices go up another 100 or 200% above todays prices?
Scientists also project extreme weather conditions with droughts in some places and flooding in other areas. These weather events can cause massive movements of people who live in impacted areas, raising security concerns and problems beyond our imagination.
This situation demands immediate action to deal with the climate change and not waste time in arguing about the cause of climate change. Adopting sustainable green design practices is essential at each level of government. California, New York City are setting good example for others to follow with the goal of energy conservation and development of alternative energy sources.
Let us take action now before it is too late.

Green Initiatives make Communities Sustainable

As I reflect on 2007 the Green movement experienced the fastest growth in this year. Awareness about the climate change also became more known to public as noble prize and United Nations brought spot light to this very important issue. Of course, oil getting close to $100.00 pr barrel also helped us realize that some thing must be done or else worst consequences await us. Design Professionals such as Architects and Engineers active in this field have also shown their level of interest by attending (over 20,000) the Green build conference in Chicago.

So as the Year 2007 comes to end, what do we expect next Year? At national level , we will all be bombarded with TV commercials since it is the presidential election year and politicians will make the climate change and energy a hot topic. So what can small local communities do under this scenario? How about making a commitment to smart government with goal of saving energy and reducing costs.

Basically Green Initiatives are the simple tools that needs to be applied no matter what happens to the environment or our energy dependence. Fortunately it also helps the environment and reduces the demand for nonrenewable fuels. In many communities the economy and tax base is not growing so the only option left to do is to cut costs and that is what Green initiatives are meant to achieve. This may be looked at as a dream and not some thing for real. Fortunately, it is reality for me. We are now ready to start a new project with a small City in upstate New York to undertake sustainable green community planning in 2008. As we undertake this journey, I hope to share the progress with the readers of this blog.

Saving Energy with Community Sustainabilty Funds

LED lights are the most efficient technology of the future that is available today. The biggest roadblock for everyone buying LED lamps is the sticker shock of the cost of lamps. While the package says it will save 80% over the life and last for 15 - 20 years, you still need to take out more money upfront for getting savings in future. The most common reaction by the buyer is to buy the cheaper lamp and keep paying more as they use the lamps, due to lower efficiency's.
So what is the solution?
A sustainable green community has the choice to use the leveraging power of the public retirement funds. A part of the funds could be invested with local banks to create the" sustainable green revolving loan funds" that can issue energy retrofit loans to pay off the amount over 36 or 48 month period. The borrowed money can be used to pay for LED light retrofits in homes and businesses. The good news is that you can pay for the loan payments from the savings and after the loan is paid off keep all the savings for the remaining life of 10 years or longer. Smart communities will hopefully use this green funding techniques to help the tax payers benefit and get over the hump of higher initial cost of LED lamps.

Energy conservation to help climate change

A CNN news item two days ago featured an Illinois based company that has developed an LED lamp that uses 4 watts of power to produce 40 watt equivalent light. Cost now is $10.00 per lamp. On face of it people might say it is too costly. Is it"? The oil is at 95 dollar per barrel in November 2007 and there is no end in sight for high it will go. Before we see 2008 it could easily cross $100.00. per barrel.

LED lights offers a real solution to substantially reducing our lighting demand. These lights should be financed with low interest tax free bonds so that municipalities can distribute them to all residents at a small cost spread over 10 years. I am sure very few people will buy 20 bulbs at a cost of $200.00 up front. What if the Town or Village bought in bulk, 20 bulbs for each home and distributed it to the tax payers. The Town could add $20.00 per year to the tax bill for 10 year term. This revenue will repay the Town's investment at zero interest rate. Replacing the old light bulbs with LED lamps will save the tax payers in energy costs. They can replace the mostly used bulbs with new LED lamps which will last over 10 years saving energy. Over 10 years, the savings would be significantly over 200. If every sustainable community adopted this approach a big dent in our energy demand can be made today. As the price of LED lamp goes down with higher demand for the lamps, then more people will do it on their own.
What we need is Leaders with long term vision.

It was good to see our local home builders start advertising new home building in 2008 to feature green homes. It fits the goal of creating green communities where homes and other commercial buildings are built green.
Considering the 3 D modeling and design technology we now see modular home builders experiencing the demand for green homes. One can build in modules these homes and assemble the pieces on site in very short time. You can save materials and get high quality construction.
So many new ideas are now in practice that future only can be brighter as we see such homes built in our communities. No worries about big unions raising the labor costs or bad weather delaying the construction. Only better days are ahead for the Green building initiatives.

Sustainable Green Hospitals offer natural healthy environmenr

Hospitals are the place where people recover from illnesses. It takes medicine and caring staff to help patients as they recover. The building environment and indoor air quality also plays a key role in how we feel and can make the curing process faster. Many new Green hospitals will soon prove this point. From another aspect, cost of health care is also critical and since the health care industry requires more energy, it is necessary that we build energy efficient facilities.
As the oil hit about $88.00 per barrel price mark today, the future is much Bleaker. 2008 may bring us $100 per barrel oil. More money is leaving our country as this price keeps going up. It has increased about 300 percent since 2003. The time is right to stop this by adopting green design and switching to other renewable fuels. The money spent on energy should stay in our country and not be given to many suppliers of oil that are unfriendly to our way of life. Let us not fund the enemy. Let us invest in better hospitals, schools and industrial plants that bring nature to people to enhance our performance and help local economy.

Noble Peace Prize for Noble Cause

Well today is the Bloggers environmental message day! It was great to see the Noble pize this year shared between Mr. Gore and the UN climate group. The message supports the concern for saving the globe from going out of balance and resulting in massive natural disasters.
Green initiatives are common sense approaches to conserve not waste and most of the time win win proposition. It is time we become smart consumers and shed the dependence on oil. What is needed is long term perspective. Start to think in 10 to 15 year plans and implement today what can save us money over the long run. Expecting 1-2 year returns is common from their investments in the corporate world. However, Government should be providing incentives and long term financing to build systems with solar or geothermal technology that may take 10 year payback but gets us off the oil habit.
Fortunately tax free bonding is available to the towns and villages and this source could be used to fund Green projects. Sustainable green communities should promote such program by using this funding approach and get the systems installed in their communities. Wisdom at the top can certainly guide the rest as we take this journey.

Green Communities create Jobs and economic development

The main benefits known from Green building initiatives are energy and health. However sustainable thinking helps create opportunities for local businesses to create and sustain jobs. Use of recycle content promotes reuse and helps salvage companies in metal, wood, plastics and concrete. The concept of locally grown food with use of natural fertilizers helps agriculture and small farmers to deliver fresh food and require less transportation. Alternative energy projects would allow to reevaluate old sites for flour mills, small micro hydro installation to make power. Many of these concepts form the sustainable green ideas that communities need to review as they assess their own assets and move forward with this journey.
Planning green initiatives with the involvement of local citizen is the best way to tap this enormous talent that is willing to contribute to make their community a Quality community. In Rochester area, the Town of Irondequoit, Town of Brighton and City of Auburn are taking this step. We will report the progress as these initiatives are implemented in future.

Deconstruction approach saves emobodied energy

Every product made by humans requires resources and energy to make. We use these products and discard them after their useful life . With the product disposal the embodies energy is lost and it consumes energy to transport to the disposal site.

Sustainable green thinking makes us to recognize this hidden energy and try to design products with cradle to cradle thinking. Once the useful life is reached the parts of the products are reused for making new products.

Smart companies have started looking at sustainable designs and now designing reuse in mind. Today I noted an advertisement in Wall street for Executive CEO chairs with 93% recyclable feature noted for this Eco friendly products. A local college- Rochester Institute of Technology is starting the first pH D program in sustainability focusing on manufacturing sector. These are wonderful developments to help fight global climate change.

In building sector, deconstruction is very important technique for helping save disposal costs and help support the recycle reuse industry which can produce new products for new building construction.

We are applying this approach in a local contaminated site redevelopment project in Churchville NY. An abandoned industrial plant site is planned to be converted to a small green housing community of 30 - 40 homes for seniors. The waste materials and metal buildings are sold to companies that have taken them apart with the intention of rebuilding them on their own site. It is our intention to reuse as much of the on site building facilities in our future building plans. Any items demolished will be ground up and used for site fill needs to minimize the amount disposed off site.

We hope that others will do the same, but FIRST we should be the change! as Gandhi said to lead by example. Sustainable communities should provide incentives and support to such developments.

Green Health care & Communities

Ithaca College held a day long meeting yesterday to present sustainable green practices for communities and green health care facilities. Cayuga Hospital is building a Gold LEED certified hospital extension that will set new standard for health care. It was so good to see Tompkins County and their local environmental group "sustainable Tompkins" hold such educational event to share the knowledge.

It was refreshing to see the life style choices related to buying locally grown organic food and promoting walkable communities to enhance health benefits. Eating foods grown with natural fertilizers and consumed fresh within local markets reduces the energy required for long transportation. It sounds like going back to old way of living and away from mass production and big corporations selling us all the goods. What is good for us is a question worth pondering about. Are we going too far with convenience and away from conservation of natural resources?

Green and sustainable communities are much better places to live. Revival of Portland Oregon is a great example to follow for others. In Upstate New York, the Tompkins County example and efforts in the Towns of Irondequoit & Brighton are good signs that local citizens are willing to support such planning and help their leaders to achieve the goal of quality high performance communities. It is the smarter thing to do for sustaining our communities.

Quality Communities achieving High Performance

We all live either in Hamlets, Villages or Townships governed by local folks who want to make a difference and contribute to the society. The upstate part of New York is reported to be stagnant and struggling to compete with other growth regions. Our municipalities must find ways to control costs and deliver the services that tax payers need. With rising costs of energy, water, Labor and health benefits keeping the taxes low is an enormous challenge for the politicians. So what are the option?

I suggest that we seek high performance goals just like in private Industry. Better efficiency is possible if the leaders set the vision for Quality sustainable community and involve the citizen in this journey. Local examples at the Town of Brighton and Irondequoit will be worth watching. Both of these communities formed sustainable green task forces to get ideas for the future.

Fortunately, the NY State Government in Albany is encouraging energy cost reduction, Green design and promoting alternative energy sources. This sustainable development approach can be implemented with grant assistance anticipated from the NY State Quality or Sustainable community programs in near future.

Let us hope that other communities also follow the examples of Town of Brighton, Town of Irondequoit in our upstate New York area.

Answer the Call

As I watched the the climate change concert, the heart filled with gratitude for people who made it happen. What an effort people have made to communicate with so many.

God Bless these folks with lot more energy to continue the journey that began on 07.07.07. We have a little over three years to reach 10.10.10 when we can measure and celebrate the Victory of People over correcting mistakes of the past.

The choice is ours to take the more common sense path of living with nature. What good it will do to keep arguing about who caused it. Let us focus on the Solutions and make a difference.

Keep talking to others about it and ask them to make simple & small changes with big results.
Each of us owes mother nature corrective action. Therefore "answer the call". The time is now to start converting your own communities into sustainable examples. Others will follow. Call your Mayor, Town Supervisor or County executive and ask them how can you help them.

Communities are thinking Green

It was last Tuesday May 22, 2007 The Town of Irondequoit held a public meeting to discuss sustainable green strategies for their community. The Supervisor had invited people to come and be ready to volunteer to a task force that will study this issue and come up with action plan for the Town. The town hall meeting room was full and charged with positive energy as people listened to a presentation by myself and the Town Supervisor Mary Ellen Heyman on Sustainability and what communities or individuals could do help the environment and deal with Climate change.

As soon as the presentations were over a local farmer stood up and said that he has a family farm which has operated for a long time, and he is glad to see a discussion on this issue. He was willing to volunteer his resources to help the Town. There was restlessness in the tone and a desire to do something now and not later. People wanted to get moving and not wait for a slow process of action. This level of support was not anticipated by the presenters but was a welcome sign of people interest in this topic. So as a group 12 areas of locals interested were listed and assigned an alphabet so people could mark the area of interests on the sign up sheet. A local bank HSBC had a booth supporting green and gave away motion-powered flash lights to the attendees. One had to be present to sense the cooperative energy in the room. One out of Town visitor commented that they have not experienced such a spirit before since normally hostility or opposition is present at the town meetings.

The Town officials were encouraged to move forward and plan to meet again on June 6, 2007 as the individual groups launch their cooperative journey with Town department employees to assess the current status, set up goals for improvements and chart a strategy for achieving results.

Welcome the Hydrogen based power for your Home

It was good to see hydrogen based power generation system given top 10 discoveries to save the world by a national TV news organization. Imagine each home with hydrogen fuel generator that converts the natural gas into car fuel. Natural gas may come from coal gasification or biomass conversion both nonrenewable and renewable options.
With nanotechnolgy and recently reported 90% drop in cost of fuel cell electrodes, it may not be too far that within 5-10 years we would see true distributed power generation where electricity and heat is produced at each home via the Home fuel cell system and the Electrolyzer producing hydrogen for the automobiles.
Good bye to oil! appears to be not too far away. The Green sustainable revolution will provide the right peaceful response to the oil supplier with hostile attitude towards America.
